The Zoning Board meets monthly on the 2nd Tuesday of the month at 7:00 pm
The Zoning Board of Appeals (ZBA) is to act as a fair, impartial body that hears and decides appeals from zoning enforcement decisions, grants variances when strict applications of zoning rules create undue hardships, and interprets zoning laws to ensure they are applied consistently, balancing individual property rights with community welfare. It serves as a “safety valve” for the strict zoning code, providing flexibility for unique property situations that the general rules can’t foresee, preventing oppressive application of laws.
Key Functions:

Appeals – Reviews decisions made by zoning officers, acting as a buffer between property owners and courts.
- Variances – Grants relief from dimensional or use restrictions (such as setbacks, building size, etc.) when strict adherence causes unique hardship, considering the impact on the neighborhood.
- Interpretations – Clarifies the meaning of zoning ordinances when questions arise.
- Balancing Act – Weighs an applicant’s need for relief against potential negative impacts on the neighborhood’s character, health, and safety.
- Ensuring Fairness – Prevents arbitrary or inconsistent enforcement of zoning laws, promoting fair application for all residents.
In essence, the ZBA provides a necessary layer of administrative review, ensuring that rigid zoning rules don’t create impossible situations for property owners while still upholding the community’s overall development goals.
